I still remember when I first landed in Phuket Thailand, it was 1st of November 2015 at 8:15 in the evening, with a big bag of hope to change my life. As an outdoor enthusiast, I value a certain lifestyle and love to create unforgettable experience. From hiking to sailing, golfing, long driving, sea diving, and everything that the outdoors has to offer and do my passion of exploring the unexplored by living in this spectacular island. When I walked out from the Airport, I instantly sensed the fresh air touching my skin and really impressed by the warm greetings of beautiful smiling from Thai people, helping each other without expecting anything in return .

I got picked up by a good Thai friend I met back in Michigan and took me to a so called traditional Phuket Thai restaurant for an extraordinary welcome night. Living here is like a dream come true to me. Mountains, ocean, stunning sunrise and sunset, fresh vegetables, everything I want and needed is just around me, and that’s what inspired me to continue settling down here. I am definitely in love in this unique piece of land.

Phuket is the largest island of Thailand with 29.8 miles in length and

13.04 miles widest plus consist of another 32 smaller islands off its coast, it lies off the west coast of Thailand in the Andaman Sea. It is unsurprising that there is an increasing number of entrepreneurs looking to combine the economic possibilities of a growing market with the chance to live, work, and play in the land of smiles.

You can also imagine by looking at the numbers of property business investments result from 2017 to the next 2 years.

4-6 Star Branded Hotels (Marriott, Accor, Hilton, Rosewood, Aman, others) 1,724 hotels- total number built in 2017 13 hotels - to be built in 2018 13 hotels - to be built in 2019

High-end Villas ranging 35 Million THB to 90 Million THB 209 Villas fully completed in 2017 and 155 has been sold 812 Villas still on going or under construction

Top 5 Source Markets 1. Mainland China 39% 2. Russia 35% 3. Australia 12% 4. Korea 6% 5. United Kingdom 5%

In this very small island, isn’t it impressive? Now let me tell you how this happened and why it will continue to have an upward scale in growth in the coming years.

1. Phuket is one of the most beaches famous tourist destinations in Southeast Asia or being ranked as the fifth top relaxed type of holiday destination in the world, tourism is hotter than ever, attracting more and more buyers per year than ever before. Whether it be for investment or residential purposes, the demand is rapidly growing and we can now see a range of properties available to suit all types of buyers. Not only is there a strong desire to invest, people also purchase for lifestyle choices as well as the dream of owning that second holiday home or villas.

2. Thai government has not imposed any property cooling measure to slow down. There are many other factors that have also contributed towards the island’s successful real estate industry and furthermore incentivized people to reinvest. We have seen the island develop in many different ways, quite specifically when it comes to the amount of diverse entertainment now available. Phuket now has so much to offer from world exclusive beach clubs to themed water parks and Phuket has tremendously internationalised itself.

3. In terms of taxation, the taxation is reasonable and much lower than that of most other countries. The Thai baht has also played a role and remained a stable currency causing people to feel more secure about investing in Thailand. We have also seen Phuket undergo many infrastructural changes to help support the capacity of a growing tourist market. There has been an increase in the number of great international schools, fancy-fine restaurants, shopping malls and international hospitals built.

4. Over the years,Phuket have variety of options, differents types of real estate. There have been a number of condominium and villa developments appear all over the island to help facilitate this demand. These include basic entry-level properties between 2-15 millions Thai baht to real high-end luxury properties that worth above 35-90 millions Thai baht.

What is particularly attractive about the market from an investment point of view is that buyer have an opportunity for strong capital growth and high rental returns, which a big factor in their decision is making process.

The level of investment is of course area dependent. For example, areas of Phuket such as Rawai, Chalong, Nai Harn Kata, Karon, Patong, Kamala and Surin have experienced the most rapid growth within the last 2 years.

One should also consider that if they are wanting to rent out their property, many now have good rental management companies appointed. Mostly these services are offered by one company and where one can use this to their advantage in their decision-making process if looking to purchase a particular off-plan unit. If this is the case, and the developer has chosen to work with a large, highly credible, national or international rental management company and you consider these large companies have their reputation to uphold, you can expect most of the due diligence will have been one to ensure this will not in any way hurt their reputation.

5. Opportunity to make quick money. In the past few years, we have seen an increase in developers building projects that offer a hotel style setting, whereby a large well-branded hotel chain will manage the properties. This new trend seems to be taking shape all over Thailand. What is particularly interesting with this kind of concept is that you are then able to have your property rented out using their brand. Having such a name endorse the project means they have a strong reputation in the rental market and therefore known either nationally or internationally. This gives buyers more confidence in the projected rental estimations provided as their will most certainly be a long-standing proven track record showing returns earned in the past. The good thing is the projected estimations all show a conservative occupancy and average rate for clients to consider. There are a few projects on the island that offer just that.

Phuket is also popular for those who like the idea of rental guarantee schemes. Here you can choose projects offering anything from 7-10% guaranteed return per year to incentivize the buyer and available from three to five years. These are good guaranteed returns if you were to consider banks give little in terms of interest these days, so many would rather invest in property and earn a decent yield each year.

Looking at some of these areas on the island, you have the following properties around…

Patong has a new upscale development under construction and set along the very exclusive part of millionaire’s mile along the hills with a beautiful Patong skyline. The project will offer a 5-star luxury cottage style setting total 200 cottages with beautiful sea views of the surrounding mountains and landscape..and be managed by the well-known 5 hotel chain. This is a unique concept as they will offer great facilities such as free shuttle everyday to the beach, no monthly fee, no electricity fee, no water fee , no maintenance fee. Owner or friends and family can staying for 4 weeks free anytime of the year. The developer is trying to create a tropical paradise setting with the benefits of being right across over the hills from the beach. Units are all the same 1 bedroom size at 645 sq ft. or 60 sq meter panoramic sea view. Prices start from 4.6 million Thai baht for the garden view and 7.2 million Thai baht for the sea view. Rental guarantee program available 7% return every year for 15 years. Discount on excursions, restaurants and spa. which is a great deal and exceptionally good value for money to invest.
